Having heard him speak before I have always had a liking for his down to earth logic.

The following are recent comments from this respected analyst.

Queensland:

  • population growth = 82,400 pa or 1,600 per week,
  • full-time job creation = 100,000 or 35% of Australia’s total
  • 38,000 new dwellings starts last year, new market undersupplied by 10%, up to 15% undersupply by years end
  • vacancy rate under 2%, and falling
  • residential prices currently rising 7% to 10% pa
  • long-term rents rising by 10% to 12% pa

Within 25 years the Gold Coast is expected to have:

  • more than double the no. of dwellings than today
  • 90% more people (800,000+ permanent residents)
  • 94% of the dwellings occupied full-time (91% today)
  • 2.11 avg household size
  • 46% detached compared with 54% today

BRISBANE faces a future of higher density developments in suburban centres under a 20-year plan City Hall hopes can accommodate massive population growth while keeping the city livable. The plan maps out how council plans to provide the majority of 145,000 new dwellings needed over the next 20 years, with the bulk to be located in the city’s already built-up locations. Under the plan, the CBD can expect to grow by 6300 people and 5400 more homes in the next 20 years, while key activity centres such as Upper Mount Gravatt will be the target of 5000 more homes and 7800 additional people.

Strong growth is leading to an under supply of homes in Queensland and reports suggest the problem is escalating. Queensland’s ‘dwelling stock deficiency’ – the number of units, villas, townhouses and homes needed to supply demand – is increasing, according to BIS Shrapnel’s recent report on industry prospects.

“We are in a position of under supply, and construction isn’t occurring despite the strong underlying demand.” says BIS Shrapnel’s Jason Anderson.

He also said “ABS (Australian Bureau of Statistics) data shows that Brisbane, Gold Coast, Ipswich and Cairns were rated 1st, 2nd, 3rd and 4th in Australia for population increase.” As net overseas and interstate migration continues to flow into Queensland supply problems can be expected to deteriorate.
