		<description>Yes medians can be volatile when considered over short time spans. I live in Mudgeeraba and the unit median prices for 2009 show a  drop of 19% in median prices. Alarming?? Not when you see that 2008 showed an increase in value of 47.5%!!!!! 47.5% increase in one year is not realistic and -19% is the correction to be expected.

Some years ago I saw Perth medians increase by 46% in one year. This again is going to see a correction so immediately I had my broker refinance my house there and it gave me $206k in a line of credit. Sure enough Perth values corrected and are flat now but I have my $206k and I am sure in the next 6-8 years the values will double again ready for me to refinance again.</description>
